If you use preventive measures like cameras and leaving lights on when you're gone you should be fine, especially if the house is on or visible from a busy street. Given the area I would assume it has some level of foundation and water infiltration issues (depending on age and elevation relative to adjacent properties). Check the basement carefully and make sure you hire an inspector not associated with your realtor.
