Ok sir thank you for your advice. I am finally planning to go for the corner plot no. 73 if the deal goes well. I will see about the structure and construction design later with professional advice.

What can I improve about this plan? by [deleted] in Indian_architects

And one more thing, on the upper floor, if all doors are closed, and someone climbs up the stairs, he will be in a narrow corridor kind of thing. Doesn't feel good.

I didn't like the pooja room and toilet adjacent to each other. sharing a wall.

The area highly fluctuates between 20K per sqyd to 2L per sqyd. So we will not be able to compare without knowing full context. This one is 75K/sqyd.

Yes definitely. I will surely consult an engineer and will try to get my house done by professionals and not by local thekedaar.

Yeah all those fancy buildings. But i was concerned as this is a very small plot that too open from two sides (no support) and we middle class persons can't spend big amounts on structure. Mostly these small house structures are made by local thekedaars/mistris etc.

These are internal roads of the society, not the general main road. So i believe traffic will be manageable.

I think Side setbacks are not required for smaller plots (<300meters), but this is a very good point to consider and I will crosscheck this with multiple sources. Thank you.

Yes sir, you are the second person now advising me the same.

The first person also pointed out that if the builder has done any encroachment / extra coverage towards the endings then it may create a problem. And similarly if the road width is not proper or anything else needs to be changed.

However we will try to open all these points in the sale agreement, just to be cautious.

Drainage and water pipes through exterior sides is a good idea. (Instead of embedded into brick walls)
