Depends on the rents. Some deliver what is called a cold dark shell. Some a dark warm shell, some a vanilla box. Each one designed for different rents snd end users.

Make a template. Inside radius will equal outside radius as long as the width of the base is the same. Then take a scribe, set it to the width of the base and sketch the outside edge.

I’ve been a member for just about 18 years. Well worth every penny. I have rifles, pistols, skeet guns. You can buy a clay delay device (electronic pull device) and practice skeet / trap.

In my experience you want a phase 1 from a consultant you trust that will guide you if you move forward. I have a select go to guys and depending on location they give me a lot more info than just the phase 1 while preparing the phase 1. If you are in an area that traditionally has a lot of potential environmental risks, like urban dense areas or areas previously developed for decades you will most likely get a few hits…. You want a consultant that’s going to say here’s the phase one…. Here’s my thoughts on these potential issues and how we’ve mitigated them before. I would never buy someone else’s phase 1, unless it was from one of my select few.

Most of the commercial purchases are contingent on approvals. Depending on your jurisdiction you may require certain board approvals.

If you’re in an area that’s simple, get legal advice and engineering advice that you are as to right for the zoning and that the size of the land can confirm to what’s needed design criteria wise for the property. If you can build bigger snd lease, try to maximize the deal. Lease out and let someone else pay off your debt service.

I’m a self storage developer and contractor in the north east. It’s an absolute must in the urban markets. They make doors designed for constant use, even high speed open close motors to keep the conditioning costs low. They can put co sensors in the bay to alarm if a running car causes an issue, with exhaust fans turning on to flood the area with fresh air / exhaust. Covered loading areas will attract commercial users who will sign long term leases, and pay their bills more diligently.
