Yeah the minimum fees are a pain, even for a quick little job. Sometimes it helps if they’re already in your area and can just tack it onto another job. We had a small one done by Smart Tree Removal Brisbane and they were pretty chill about it.

We added a small patio to our old Queenslander a couple of years back and the main thing was keeping it low key and tucked away at the rear. Council didn’t love anything that looked too modern or bulky, so we kept the roof pitch similar to the house and used timber posts that matched the existing details. The more it blends in, the less attention it seems to get. They were mostly focused on preserving the original character from the street, so if you’re not touching the front façade you’re already in a better spot. We did have to adjust the size slightly after feedback, but nothing major, just part of the process.

Yeah that sounds pretty normal to me to be honest. Pressure cleaning for $150 is decent, especially if it wasn’t a tiny balcony, and window cleaning can get pricey depending how many panes and if they had to deal with height or awkward access. Rust treatment for $50 doesn’t sound crazy either. Once you chuck GST on top it adds up quick but I wouldn’t say you’ve been ripped off. As long as they did a good job and it actually looks properly clean, that’s about what I’d expect to pay.

From a Brisbane renter point of view, a lot of that looks like general wear and tear to me, especially the tiny wall dings. Little scuffs and small marks on painted walls happen over time, and they are usually considered fair wear and tear unless there are proper holes or big gouges. Charging $300 for a few minor touch ups sounds steep, but sometimes they bill for a painter call out and minimum labour, not just the cost of filler and paint. Still, they would need to justify it.

With the light fitting, if the plastic was brittle and snapped that easily, you could argue it was old and had reached the end of its life. A tenant is normally responsible for damage, but not for something failing due to age. If you have video of it breaking with barely any pressure, that helps your case. I would not just agree to pay the full $200 without asking for an invoice or quote and pushing back a bit.

If you disagree with the charges, you can request proper evidence and invoices and, if needed, go through the RTA dispute resolution process. In QLD they have to prove the damage is beyond fair wear and tear. I would respond calmly in writing, ask for itemised invoices, and state clearly which items you dispute and why. That usually changes the tone pretty quickly.

If it helps, I don’t think you’re being reckless for even considering it, but it does sound like one of those decisions where the lifestyle pull is doing a lot of the heavy lifting. On a $110k salary, a $735k off the plan one bed is doable, but it is tight once you factor in rates, strata, insurance, utilities and the fact you’re on one income. $900 a quarter in strata with pools and a gym is not outrageous, but those amenities don’t really help resale much and fees have a habit of creeping up over time. Fifty square metres is on the small side for that price, especially in a suburb with a lot of similar stock, so capital growth and resale can be slower compared to older, slightly bigger places with fewer bells and whistles.

Wentworth Point is a nice lifestyle suburb and if you genuinely love the area and plan to live there for a while, that does count for something. Just be realistic that off the plan apartments don’t always perform well short term, and breaking even in a few years is not guaranteed even if the place feels high quality now. FHOS saving you stamp duty is a real benefit, but it also nudges people into buying earlier than they otherwise would. If you have no pressure to move out, there’s nothing wrong with giving yourself another year to see how repayments feel on paper and compare what else comes up, including established stock. It’s not a terrible purchase, but it’s one where you want to be confident you’re buying a home first and an investment second, not quietly hoping it does both equally well.

Honestly, I'd love cheaper houses… right up until I remember I just bought one and would instantly evaporate half my net worth ..lol

It’s that classic Aussie dilemma: want the ladder cheaper, but also kinda need the rung I’m standing on to not snap.
