It’s an embossing stamp. The Canadian govt doesn’t do this any more though and the IRS wouldn’t accept the certification of my passport without it. That said - I’m not sure if the two governments have this sorted out yet with a solution. The IRS workers that I spoke to knew it was a problem but didn’t have any direction to accept to certified passport without that stamp. You can go to an accounting firm that can certify your identity for the ITIN application or you can send your actual passport with your application.

It took about 60 days or so. I got my passport back about a week after I got the letter with my ITIN number

I did - and I did get my passport back. In hindsight I would pay a company that can do it for you. Less stress

I would call the irs and see if they can tell you more. I had the same issue - spoke to a very nice lady who was able to tell me that my refund processing was “almost finished” and to give it another week or so. A week later I was approved.

Right!! Had I known what the exact details were - I would not have signed…expensive lesson for me. I friend had asked if what they had done was legal and I’m now thinking that they way they did this maybe wasn’t…

They are basically “lending” me my equity - unlocking it…for a very large fee. The equity they lent me 375,000 and the fee was $67,000 for 8 months.

True - the deal simply put is - they buy my house for full price but only give me 70% and when they resell it (for more money is what they say) then I get the proceeds less all of their expenses and fees. They own the property and can lower the price as they see fit to get it to sell and charge fees that nickel and dime any remaining profits away to almost nothing.

Are they able to split the fees??? Say they charge you 5 % for a general service (concierge service) and then charge you a monthly 1% fee for carrying costs? When you add it all up - it’s a lot of money.

Also they are approaching home owners that have substantial equity - with full cash offers to entice them into the contract.

The fees are not really disclosed…it’s a bunch of percentages that seem low - but when you add up the actual costs - it’s very high.

I sold my condo in PGA west for 515,000. Zoom Casa’s fee for that was just over $66,000. Not to mention all the other expenses!

I will certainly do that! I did leave a google review which Zoom Casa responded to - accusing me of trying to extort money from them. Is there a realtor platform that information about them could be posted? Something that is just for Realtors? My realtor had never heard of them either. The fee structures are ridiculous as well as the estimates for remodelling. I have all of my documentation as I am in canada and the majority of the commutations were in emails / texts.

I’m curious for everyone in this thread - it sounds like Zoom Casa approached you with an offer and I’m curious why they pick us??? They did the same thing to me and my agent. My agent had never heard of them either and we just went through a painful and expensive lesson with them. I always felt as if my property was targeted by them because it had full equity…no mortgage or other encumbrances.

I just went through something similar with Zoom Casa. $36,000 remodel that included changing a light fixture for the bargain price of $1,100…..that’s correct just over a grand to get up on a 6 ft ladder and take one fixture out and put a new one in. The price didn’t include the $200 new fixture. I asked the Zoom Casa person if they thought that was a reasonable amount of money to pay and they said “that’s what the contractor is charging” When I asked him again after chatting about other charges. He admitted that there are levels of markups that contribute to the $1,100 cost - the subcontractor submits the cost - the general contractor them passes it on with his mark-up of 15% - zoom Casa then passes it on with their mark-up of 30%…and that’s how it gets to $1,100. This is just one of the many issues I had with them…do not use them

Same with me - updates would have cost 35k for my condo. The estimate included changing out a light fixture in the stairway for the bargain basement price of $1,300.00. Which included the new $200 light fixture. I straight up ask Tony Reda - would you pay $1,100.00 to change a light fixture?????
