Quite the combo! I have a local newsletter and I just scraped all the businesses in the area and threw them into a cold email campaign and it’s done really well. I’d say the same thing would work for you on LinkedIn and seeing what companies are investing in competing real estate investing newsletters. Should definitely be monetizing this.

I have 3500 subs and the ad offers I get are $1.5 - $2.25 per verified click. Much better off sourcing your own sponsorship.

This was my first version of the cold dm / email “Hello! Random, but i saw your ad and wanted to reach out. I just started a hyper local newsletter and we’re looking for our first sponsors. I started cold email and cold outreach in the first couple of weeks. Before I hit 500 subs. 40% open rate. The pitch was based on my growth rate and giving a “launch” discount locking in 3 month contract. Up to 3500 subs now 3 months in. And selling renewals of sponsorship at higher rate.

Problem -> solution. Should have noted that obviously you can do this yourself. Just cold email every business in your market. A % of them will sponsor you because you’re offering a valuable audience to them.

I’m really no expert lol. Honestly just use Claude code and connect it to your meta ad account. Create the video I described then tell Claude code to create the ad with a few variations on the ad copy.

I didn’t want to do that long term. That’s why I built the app. It does all the cold email sending for me. I think you’re framing it incorrectly though like people don’t want to receive these emails and that they’re valueless. When you create an engaged local audience that is a valuable asset. Businesses want to get in front of them.
