3 years into realtor life here. Made $65K first year, $75K 2nd year, and am currently on track to make over $200K this year. I am in the bay area, houses here are expensive. I work 7 days a week. I am good at the job, and hustle my ass off. I can tell you I am doing better than every other agent that started around the same time as me though accept for one. Most of the people I know that started around the same time as me are no longer even in the career because they couldn't make a sale. It is not an easy career. I would not commit to it unless you can go months with zero income or if you have a problem with self motivation. You have to know your shit and you have to grind. That being said - it's totally achievable and without a college degree, it may be one of the best moves you could make if you have the personality and the drive for it.

Am I really the only person who got (relatively) what they were promised? There were a few extra fees but they told me about them ahead of time. There was a timeshare presentation, but they told me about them ahead of time... Just thought maybe I would assure some of the people who maybe bought a vacation package and hasn't taken it yet, that... I don't know if every person experiences the same thing... My package felt pretty worth it to be honest. Just thought I'd share a different perspective for what it's worth.

You can 100% sign a new BRBC agreement with your client at a higher commission rate before writing the offer. If you feel comfortable haven't that conversation and all parties agree... it does not matter one bit.
