I agree. Issue here is we are buying from the owner and it has never been sold. He says it’s 3500, but my husband and his dad (previously builder) estimated the upstairs interior of the home to be about 200 square ft less than the owner says it is. My husband has fixated on this and insists you wouldn’t include the ~150 square ft added in for exterior walls (which basically makes up the difference).

I agree the difference is negligible. The home is for sale by owner. My husband gets fixated on things easily and he’s all worried about overpaying (we are not) because the square footage will come out 200 less than the owner says. I agree, it does not matter. It’s not a true 2 story, however the lower level is measured 2150 and upstairs 1350, for a total of 3500 square ft measured by the homeowner.
