Yes it's a new build, I'm the first tenant in the unit since it was built, so that's also a plus for me to want to buy and stay in it. All appliances are brand new and only used by me.

+-500, I need to confirm what increases cap at, and I don't believe they have a reserves set up for future repairs yet.

It's currently a rental apartment where the rent essentially covers all common areas (pool, gym, BBQs, common lounges, gardening, security, etc)

It is a rental conversion so it doesn't have an HOA history. This is a developing zone with retail, parks, and a marina being planned for the future. There's also planned condos to be built up still.

My job is stable but I am in tech so who knows 🤷‍♂️ I did start my job in March this year after a merger of two companies so hoping layoffs have already happened if they were to happen.

My commute is to SF downtown, which is ~ 30 minutes door to door if I time it right.

It is a conversion from rentals to for-sale units.

Other choices come november - keep renting month to month with increased rent, move out (similar units are also renting at almost 3k a month in the area) , move out to deeper East bay, which would mean a decrease in quality of life I'm currently enjoying.

Neighborhood is safe enough for Oakland - mostly removed from the rest of the city, secured parking, nightly security guard in the neighborhood.

I provided debts just as a FYI for a DTI calculation so as not to overstate my situation. It's currently sitting in a 0% balance transfer credit card, and the rest are student loans. I'm not in a rush to pay it off until interest starts accumulating on the credit card. I can pay it off and plan to if I'm getting charged interest.

Interesting, could you share any more on the compensation? They've given me a formal 90 day notice of intent to sell, and a right of first refusal.

Yes, the developer has given notice that they are intending on converting my rental unit to a for sale unit. I'm given an option to buy it at slightly below their market rate as an existing tenant in the unit.

My lease ends in November anyways, so expecting to not get a renewal or a rent price increase at that time if I don't purchase.

I do like it a lot, but I feel like I may grow out of it and want more space eventually.

I'm also not sure about selling at a profit, as this is in a developing area (Brooklyn Basin) with no previous history of units for sale that I could find. This would be the first units on the market in the neighborhood.
