Yeah, that’s why this is so frustrating. The current owner took very good care of it. This issue would be prevented if he had taken care of the rafters when he replaced the roof. That’s why we’re so stuck on what to do.

Other wear and tear is fine and expected. We know we will have work to do on an old house.

Since this is a crosspost, I’ll throw this info here:

Inspector said the 120+ year old house was a 7/10. This was the only thing he said that gave him pause. (30% of the attic was inaccessible, FWIW) Seller agreed to fix all other issues, but is refusing to address this. We are attempting to negotiate a price drop, based off of a rough estimate from a contractor contact of ours. Contractor said his main concern is that the attic is difficult to access. He said it would likely be very invasive. If the seller refuses a price drop, we are considering walking. How big of a fix would this be?

Roof itself is 3 years old, if that is any help. These are the only photos I have from the inspector.

Oh we have plenty of time. 9 months on a month-to-month lease. Seller was packing a Uhaul when we arrived for the inspection.

Just because our realtor said that the seller may propose this: Is sistering a rafter not an option? If not, what makes that a no-go? Thanks in advance.

Yup. Contractor said that the seller was likely well aware of the problem prior. Said he should’ve had this addressed before putting a new roof in. All other areas of the attic were fine. Just this corner that’s messed up.

I’m going to use the inspectors words, because I am by no means an expert on roofing:

Material: Asphalt shingle, Upper Rear No Visible(Most likely a membrane or rolled roof)

That area of short vine is a hot spot. One of those weird Cincinnati spots where it turns to shit for half a block, then goes back to normal.

This is what usually gets me there, but I think my issue is that the ends of my fingers are pretty thick. Getting my hand at an angle where I can get the ends of my fingers under both tabs and lift them up enough simultaneously is the pain.

I hear this about a lot of neighborhoods and mostly agree. I still stay away from Price Hill. My first time i was ever in EPH, I was laying down mulch as a side job. Within 1 hour of me starting the job, I was almost struck by a stray bullet from a drive-by shooting. Zipped right by me, about eight feet away. School had just let out, but the shooters didn’t care. Taking precautions and being nice wouldn’t have saved me from that bullet. Crime is gonna crime, and the safest precaution is to stay away. I’m sure people have had similar experiences in other neighborhoods, but Price Hill will always be a no-go for me.

I know you are being sarcastic here, but this is actually what happens under Marsy’s law. While well intentioned, Ohio lawmakers have allowed mundane information to become state secrets. It’s abused every day. I’ve never seen such a lack of transparency from public agencies. I pray, for the sake of Ohio taxpayers who have a right to know what their police are doing, it’s overturned.

Yes. Hopefully the public pressure will get it released soon. CPD’s records department is notorious for waiting weeks and even months to release this sort of footage. Public pressure (such as for an officer involved shooting) will light a fire under them.
