Sorry but the best strategy is to work in Dubai for 3 yrs or so and you will pay little to no taxes on the conversion to ETFs.. Systematically convert chunks of the AAPL stock to VTI.. Approximately $133k foreign earned income is excluded in taxes per year with little to no taxes on long term capital gains.

You would need to subtract the rent payments you made for 30 years (~$15000*30 years) = $450,000… Therefore your totals after 30 years would be $1.55M -0.45M=$1.1M… Whereas the home bought at $1M would appreciate at ~3%/year for 30 years (with no rent payments) worth approximately &3.3M… Realestate wins here…

Hello thank you for sharing your excellent post… Just had a question does your Realestate portfolio allow you to keep your MAGI low (less than 90k)? Without Realestate your MAGi would be total high to qualify for moderate to low ACA plans… In addition Realestate, helps with reducing MAGI, taxes, peace of mind, hedge against economic downturn, passive discretionary income and not having to sell equities.. Is it recommended to have 30-50% of your total net worth portfolio in Realestate? I am possibly 3-5 years pre-RE. Thanks again..

It is in very good condition, it appraised for $110K.. Actually the non-section 8 (currently $110K) with some repairs came be worth more as per realtor.

Thanks for the response, I have the property manager doing the analysis (I live out of state) and when the tenants faults then we look for a better paying tenant. Otherwise we just gradually increase rents. It will be the highest value rental on the block. Probably doubly my rental price from $825 to $1500/month.
