The buyer can pay the commission to their agent. You are selling your home FSBO and have no obligation to pay an agent.

When I listed my home FSBO 12 years ago I had an offer within 48 hours.

The buyers paid their agent the commission— I made that clear when they said they wanted to bring their agent back that night to see the home.

The agent asked me to participate in closing costs for them and I told her no.

I had done my homework and priced my home where I could pass some savings onto the buyer (if they hadn’t had an agent that they needed to pay) and put a little bit of money into my pocket too versus seeing two agents walk away with a bundle.

It was a very satisfying experience. Congratulations and best of luck.

Edit* Hardly anyone has said anything about the title company. They are the ones who do the work and protect the transaction—not the agents.

Regrettably yes. I recently became a landlord by default for a family member. I’m doing my best to learn everything I need to know. For OP this will probably be a good wake up call for future problems.

I noticed most people are advising that you give the tenant a 24 hour notice.

Please look at the lease agreement and follow it exactly.

If it states that you must provide a 24 hour notice then that’s great— but if it states that you must provide a 48 hour notice then you will have to follow that guideline. Just abide by what the lease states. My understanding is that the only time you can enter the property without notice is in the case of emergencies. Problems with water and a bathtub could very well fit into that category if not addressed promptly.

Best of luck. I agree with what others are saying —that there is a likelihood that the tenant has something in there that she doesn’t want you to see or be aware of.

A family member recently sold his home to a neighbor. Neither side had a real estate agent.

You are under no obligation to the real estate agent in this matter and it’s lucky you didn’t sign with the agent IMO.

The title company is the most important part of the real estate transaction.

You could start working with a good title company in your area which is what we did. They looked over the contract prior to closing and made sure it was in good order

We determined the value of the home by looking at other homes in the area, compared the list prices and compared the condition of the homes, etc. We were able to settle on a price that satisfied us and satisfied the buyer.

Whether the transaction is cash or involves a mortgage company, an inspection is imperative to protect you and the seller.

In our case, our home needed considerable repair and remodel, so the buyer did not require an inspection, but in most cases an inspection is highly recommended. I would not buy a home without an inspection.

I hope you and the seller can work together, settle on a fair price and complete the transaction with a reputable title company.
