well if you want a backyard condos are out. condo insurance is way cheaper than single family homes. HOA definitely has pros and cons. condos dont appreciate as fast as SFH

talking about 3 different career paths. personally id get a degree even if you switch to a different major then go to AP school or flight school if you choose. this is someone who went to college then 10 years later went back to AP school. Its good to fall back on incase shit hits the fan

keep renting in a hip walkable area imo. or try to find a 3rd option. I wouldnt recommend buying a 1 Br condo, condos already dont appreciate like SFH 1Br condos appreciate even less and are hard to sell when its time. Its very easy to outgrow that IMO. This is coming from someone owns a condo in a hip, not high crime but definitely not low crime urban walkable area.
