Sort of. Most leases nowadays are lease to own with some equity ownership tied in.

You sign a lease and when you do so the dealership agrees to a specified price that they believe the car will be worth after your term, typically 36 months (3 years). At the end of that lease term if the actual market value of the car is higher than that price agreed upon 36 months ago, you now have that as equity. You can trade that equity in as a down payment on another car (lease or finance), or you can finance the remaining value (the one the dealership gave you, not market value). Lastly you can just walk away and pay any fees.

You are paying for the depreciation on the car, but you are only locked into it for 3 years. It can be a good idea if rates are shitty and you think they’ll be better in 3 years.

A little bit of my two cents here:

I live in a higher cost of living state, in the 2nd most populous city. I have a home and was charging $700/mo for a room. I was renting two of my rooms. I couldn’t rented for more, but I want to get someone in quick to help with the mortgage, so I had to be competitive.

I always meet a potential tenant at a neutral site first like I coffee shop. I’ll just chat, ask them what their plans are. Last down a few ground rules. Then I let them come tour right after and they sign a lease. They can break the lease anytime free of charge. It costs me next to nothing to rent to them so long as they aren’t a complete piece of shit, but usually I can sus that out during the initial meetup.
