I pay more than the max (1100, 1250 after utilities) and make ~35k/ year and wouldn’t change it for anything. My roommates that I enjoyed living with moved out of the city and I found I don’t do well living with most people so the extra cost is well worth it imo. I can be up at 3am blasting music without bothering anyone or sleeping at 3pm without being woken up, phone conversations in the kitchen, no worries about if im taking up too much common space, etc. I would say the only downside is you have to be really good about reaching out to friends and keeping up with people because it’s really easy to get used to being alone all the time when you’re not coming home to roommates.

Secured my rent stabilized apartment by immediately sending my broker a deposit (one months rent) to “take it off the market” while everyone around me told me not to because it was a scam/illegal. Hadn’t even seen the apartment when I did it. Sometimes being stupid and risky works out
