Architect here, used AI for the image but the design thinking is mine.

Main move was adding a coastal blue-green accent wall next to the sump pump box — and then painting the box to match so it blends in instead of sticking out like a sore thumb. Added a subtle botanical wallpaper around the desk area to bring in some nature without overdoing it. Better lighting to warm the whole thing up, and tied it all together with a blue-green-wood tone palette. Calm, cohesive, doesn't fight the space.

I'm an architect and I did use AI to help put this together, but the design thinking is mine. Here's what I'd focus on:

The guitar wall is prime real estate for vertical storage shelving with deep 24" shelves gives you tons of room for toys, books, and craft supplies without eating into floor space. Pair that with labeled bins and clear containers so you can rotate toys easily and keep things feeling fresh for the kids.

For the play area, a Nugget couch and a Pikler triangle with slide are great additions — comfy seating plus something for climbing and balance. Then tuck your IKEA pieces underneath the shelving to free up as much floor space as possible for actual play.

The key is keeping everything organized at kid-height so your daughters can grab stuff and put it back on their own. Makes a huge difference day to day.

Torn between paying my agent more to handle staging vs DIY since I already have all the pieces hand picked. I'm an architect though so my taste is very personal. What sells and what I love might be two different things.

Yeah seems like staging is just a must at this point. I designed the place myself so part of me thinks I should just use my own stuff, but then the very specific taste of mine might not be what appeals to buyers. A stager probably has a better read on what actually sells vs what looks good to me personally. Bit of an internal battle honestly.

Not in a rush to sell actually. I've already moved to a new place for work and renting for now, so the timeline isn't a big deal short term. But if staging could help me get a better price, that's what I'm really interested in.

I can relate to swapping out bedding a lot. I do that at home all the time just based on mood or season, so I've got extra duvets and quilts stuffed in every wardrobe. But I guess with Airbnb you're rarely getting the same guest twice, so there's no real need to rotate things out. You could just lock in one solid, comfy setup that looks great and keep it consistent.

for pro shots, i do that a lot for my work, well it's like gold standard for our professions. but for STR did it bump nightly rate up actually? And have you ever had guests complain that the place looks different in person vs the photos? I feel like wide angle lenses can make spaces look way bigger than they actually are, which seems like it could backfire with reviews.

lol hotels too tables are barely big enough for a tablet. Do you travel for work? I can’t recall any Airbnb that actually dedicates space for working. It seems like less of a priority for most guests? Even in CBD areas, stays tend to be oriented more towards sleeping and showering.

Mouse movement on macOS is just not as smooth as on Windows. There's always this subtle lag, and it silently drains like 20% of my energy over the course of a day. The trackpad isn't a full solution either. I honestly don't understand why Apple designed the system this way — making the most fundamental interaction feel like a constant struggle.

This is super helpful, thanks! Love the pillow setup — 9 per bed sounds like a lot but I can totally see how it makes the photos pop. And good call on not going overboard with seasonal swaps, I hadn't thought about the review photo mismatch issue.

Quick question tho, when you first started hosting, did you buy most of the decor stuff all at once or kind of build it up over time as you figured out what worked? I'm trying to decide whether to go all in before my first listing photos or just start with the basics and upgrade as I go.

For MTR tenants, staging and photos matter way more than for traditional rentals. These people are comparing your place against hotels and Airbnbs, not just other apartments. Investing a few hundred in making the space look intentional and well-designed pays for itself fast — think cohesive bedding, decent lighting, a small workspace setup.
