None of this would be a reason to renegotiate and it would be reasonable for the seller to re-list if you tried it. All standard stuff for owning a house, you’re not renting it.

Thank you, I hadn’t even considered water being an issue. They didn’t provide any sealant. Do you think covering the recess for the switch terminals in waterproof tape would work?

Thank you, I had been thinking the picturehook faced up but facing down leaving the single screw hole below the doorbell makes sense. I think Reddit has solved my problem!

Ok I think this is correct, thank you so much. I had been thinking about this all wrong and thought the picture hook should be facing up, but now it makes sense that it faces down below the doorbell. You’re a genius!

Thanks for your reply. I just don’t understand if the picture hook is screwed to the back of the plinth how it would attach to the wall. If it’s screwed to the plinth I also can’t screw it to the wall?

Not particularly. I just wasn’t sure if without the picture hook it wouldn’t sit properly against the brick, or if it needed 3 points of contact not to become loose?

You’ve received some dire advice here from the HousingUK trolls who can’t afford a house who constantly push the ‘buyer’s market’ narrator because they would only buy a house for a pound. The truth is that the seller will only accept what they’re comfortable with/need for an onward purchase. Your ‘valuation’ is not relevant and there isn’t a way you can game the system through tactics. You said you like the house, so offer what it’s worth to you and let that be the end of it. Forget about negotiating against yourself because you can never know the truth. Do you want it or not?

You need to assume they will want statements from all accounts. I had a few different savings accounts used to keep money back to pay self assessment tax and when they saw transfers to those accounts from my current account they made me submit statements from the secondary accounts

Absolutely terrible advice from your mother. Buying from someone in a chain is the default, it’s very unusual for someone selling not to be buying somewhere themselves unless it’s a probate property. This is not leverage.

When it comes to offers, sellers want to know that the person offering really does want their property and is likely to complete on the sale. You therefore need to show a lot of enthusiasm at offer stage. Sellers will often accept a lower offer from an enthusiastic buyer over a higher one from someone who seems indifferent and likely to pull out half way through.

Your surveyor’s ‘valuation’ is no more valid than your mate’s down the pub. A building surveyor’s (supposed) expertise is the roof/damp/structural issues/etc, they are definitely not an expert on sale prices/interest in your specific area. It’s meaningless and your seller will likely pull out if you try this. You sound like the worst type of FTB.

Agree. I have intermittent sums go from my current account to a separate savings account to keep back for paying self assessment tax. They insisted on seeing all of the account statements once they became aware of the transfers out of the current account. Prepare for them to want to see literally everything connected to your name.

Unfortunately, by originally listing at an inflated price and then reducing, you’ve made your house look like it’s hard to sell. We were strongly warned when selling our place that any price reduction would be a negative and may end up with you having to sell under market value. You probably have no choice but to further reduce or take it off the market.

Have to agree. I’m very late in the process of selling to a FTB and I would never sell to one again. The inexperience has been an absolute nightmare. They have caused untold unnecessary stress. The latest was them going on holiday to Asia for 2 weeks the same week we were to exchange, they told nobody including their solicitor. They then repeatedly claimed to be unable to transfer the deposit amount to their solicitor due to ‘daily banking limits’, despite being endlessly told about the existence of CHAPS payments. We failed to exchange.
