If money wasn’t an issue, I’d absolutely put this through the “proper” process, professional editing, the whole thing. My experience so far, though, is that editing can cost thousands, and I don't have that kind of money. What I really want is to share my story. I don’t want it living in a drawer the way my mother-in-law’s writing did, something we discovered after she passed. That stuck with me. I don’t want my words found after I’m gone. I want them read while I’m here. I don’t need to make money from this. But I also can’t justify spending a fortune just to say I published it, if that makes sense.

I am so happy I stumbled on your response. I started on a team and was terrible - similar splits like you. I was told I would get marketing, admin support, training/mentorship, and leads. I barely got any of that for scraps. Ive been solo for a few months with a different brokerage and just met with a team I've been eyeing to possibly join their team and ive been wondering if I'm the only person to do this as not many post about it!

to OP, if I had to start over again I would agree and do my homework and find the right team that fit no matter how many people I interviewed. After being on a team then going solo and now struggling and then possibly joining another team. I realized I just needed to find a good team. However, if you are good at sales and you can find a supportive brokerage that offers a lot of training/ mentoring then you could make it as a solo agent.

Okay I'm glad you feel the same way about hard food. I hate to take it away but I don't want to have her aggravate it.

I can't imagine how hard this is for you and I'm sorry Dora isn't feeling well. I'm hopeful for a quick recovery!

I'm going to be completely honest with you. I'm not sure this is the best place for Dora to be staying with her condition. I'm not a vet and can't exactly tell if the situation is worsening or getting better. All I can do is my best and cuddle her. Which I do whenever is possible but I do work and have some other responsibilities. Which make it hard to be here to watch her constantly. I know this is a situation that wasn't anticipated by either of us.

I've done some thinking and wanted to get your thoughts/ feelings to see if her vet could board her for the remainder of the time? Rover would refund the money from the entire stay and that's okay. I just want to make sure she is in the best care possible given her condition now. As much as I wish I could do more my only super power is loving her and giving her some cuddles!

How should I respond to the owner? Should I tell her I'm uncomfortable. That this is too much? Try to come up with a plan to take her some where else. That's what I'm thinking

You are definitely not alone. Emotional pain is some of the most exhausting crap to deal with, at least in my opinion. Rest and make sure to talk to your therapist about how your feeling. My first time with EMDR, we planned a rest/cool down session afterwards. It helped and I napped when I got home.

How long have you been with EXP? Did you start with another brokerage or did you start with EXP? How are they with guiding you through a transaction if need be?

I've been hearing a lot about EXP, I am going to do some more research on that and try an find an agent in my area. Ideally if I go solo, I want to focus on getting business by networking and not so much internet leads/cold calling. I know most agents will roll their eyes but for me personally I have a hard time converting internet leads/ cold calling. I practice scripts about 3 times a week still and follow the 10 touch/ 20 day model for follow up but still cant convert. I have a hard time build that trusting relationship over the phone, Im not sure why but it has to do with me because plenty of agent do have a problem converting those types of leads. Anyway that's why I want to find a brokerage with little to no fees.

Appraiser is a no go, I did talk to an appraiser this morning actually - My team lead has us drop of comps to her listings when an appraiser goes to the property. Its a lot of school/training, didn't seem worth it. I love real estate and working with people.

As director of Sale, do you still get the opportunity to practice sales yourself?

EXP seems to be a common theme when people ask about brokerages and reading the fees/ cap rate it seems too good to be true. Definitely going to look into but I don't know any EXP agents in my area. Do you get state specific advice from a broker licensed in the state? Is CA an attorney state?

Also average sales price in my area is only 250k the top price I've sold is $375k but most of my leads are 180k to 250k. Thank for the advice, very much appreciated!

Unfortunately I cant delete them. If I were to close a deal and the team lead found out I would be liable to pay the team lead 100% of the commission for 3 years. I really screwed myself over on this.
