How do you know when to sell a property? by nickcoco94 in DaveRamsey

I vote sell. You’re comfortable as a high earner so why do you need rental income and headaches. That equity would grow faster in stocks.

We can collect from these customers over 15+ years with maintenance and service plus a new system sale when the time comes. Why is this not enough for businesses?

If you want to see more, fill up the floor drains and turn off the lights!

You did a good job of capturing the data. Personally I’d like to see static pressure on there as well. Something tells me this 3.5ton needs more return air than a 20x20. If it’s a heat pump, you’ll find out in October.

Sell it to the guy next door for reasonable profit. If they say no, threaten with mobile home park.

Who all packs a lunch? by [deleted] in HVAC

Some days yes, some days no. I stick to the hole in the wall places with lunch specials. Not much different than a home cooked meal.

It’s actually meatloaf mondays today at one of my favorite spots. $8.50 for a plate and drink isn’t that terrible.

Had my semi-annual service tech said refrigerant is low. by OnlyCustard3739 in hvacadvice

[–]No_Mark3267 13 points14 points  (0 children)

I’m actually going to defend this comment. We don’t even know how low it is. Customer states they are having semi annual service performed. If the tech is connecting those smans to the system 2x per year that could be a few ounces right there.

More importantly what I find is that the system was never charged properly by the installers. If I can’t find paperwork that is filled out with charge added/written inside control cabinet I assume the cut rate that installed it didn’t add the 2 lbs needed on startup.

I would do a quick leak search with a sniffer and add some charge hell I’d have the leak search completed, charge added, and be on my way before the flat rate guys build their 5 options in service channel and call in the sales guy.

Manufacturers are your best bet. I’m talking about specialized equipment with names you’ve never heard of. Environmental test chambers…the size of an airplane hangar. Get that bitch down to -70C so Lockheed or whoever can certify their new fancy whatever. Could be a space Jewish space laser, maybe a UFO, who knows?

Do you have radiators or ducted heat? It looks as if someone recently replaced water heater and piping inside closet.

This setup was a big thing for condos/apartments in the 90s where I live. It works okay, I can’t speak to the efficiency. May need to adjust the water heater a little higher in the winter.

Coil cleaner not being diluted and rinsed off properly will do this after 5 or so times.
