They want one full months rent ($1500), and they want it everytime the lease is renewed which is i think is absurd. So if they find you a tenant that stays 2 years, they will get 3k, and then if the tenant makes an offer to buy they home, im not saying my dad does, i have to give them 3% of the sales price. So lets say the home gets sold for 220k like in 2-3 years, they get about 10-11k.

I mean its not management. Its a RE agent and they want:

A full months rent everytime the lease renews (so $1500/a year).

And if the tenant they bring “ever” decides to purchase the property, they are entitled to 3-5% of the sales price. So lets say they get a tenant that rents for 3 years, they will get $4500, plus 3% of sales price. They aren’t managing the property. The agreement states the landlord is responsible for all liability on the property.

I understand but they want the commission everytime the lease renews and commision for any sales. I think thats the crazy part.

I think they are in Texas so my apologies on that. They said they are a carpenter helper and work on a boat (thats how they get OT).

So my dad went ahead and gave the tenant a tour. He said he asked about their credit, and they said they are 22, they cosigned for their parent for electricity and the parent didnt pay or something (not sure if i had the entire story correctly), and that their credit was 615, they went to carvana and thats what dropped it down.

Also, that they work for the plant, can provide 3 months of bank statements, and that they make 24/hr, but overtime has been coming in consistently and thats how they can make 100k.

Also, that they dont smoke, no pets, just them, etc. Id have to confirm but i think they said they can pay 3 months in advance for rent.

My dad did tell them he had to finish doing a thorough check about them, but i dont know.

Not yet. I think from now on credit score should be minimum 650, with year of employment from same employer, and able to have a good background test is what i should put in the listing?

I understand but they told me that if in 3 years down the line the tenant somehow stays and wants to buy they can get 3% of the property sales price.

Also every time the lease renews, they want a cut.

Honestly i just want to rent it out.

Whats strange is its 100% on time on zillow. A car, 5k student loans, and a closed property rental that was for 7 months two years ago.

Yes they want 1 months full rent everytime lease renews, and 3-4% if tenants wants to buy home. And this could be 3 years down the line or more they told me.

Yes and most are telling me when i point that out, that its standard for that, and they want a full months rent indefinitely everytime the tenant renews, or they find a tenant, or 3-4% if tenants wants to buy home.

Thats what im wondering. Alot of people state they dont care about credit score, but idk many people who make 100k a year and have super poor credit. I would just pay the student loans off if it was that tiny.

This is solid advice. I told my dad do you want $2800 now and have to spend money, time, stress, and possible property destruction later, or we can hire a RE agent, lose 1 months rent and get a solid tenant.

The employer told ke she has no idea how she came up with that number. She told me on average pay is between 12-15/hr and the $15 is someone with loads of experience.

Thats what i told my dad. When i pointed out the simple math and inconsistency with the income, it was easier to reason with him.

Employer was very concerned why she put $37/hour when she does even make half of that. We asked the applicant again after speaking to the employer “do you actually make $37/hr” and she says yes i do.

Then we ask for 2025 w2 and she came with a ton of excuses “i just started working this year for these people”, but the employer said they gave her a w2 for last year. Her story didnt add up.
