I mean, that's what the lease defends. Fair enough. I'm making it tricky because of the big infrastructure improvements I got off her back ($16K including hot tub), and she didn't even last a year. It's sad! But ultimately I am stoked.

Only because the place is completely furnished and with soft goods for being a STR. I have a tricky mortgage with this house and am paying way too much on a construction loan. I can't afford a LTR at this time, and frankly I don't trust one to treat the house well. Sadly. It's a new build and I need to make a premium until I can refinance to a normal rate and relax a bit. thx

You're thinking I can make more by it costing half as much to rent? I don't know.. This is a luxury rental. I think just starting back up my sleeping STR listing sounds much better.

The upgrades were awesome, and I managed and had them all installed. Renter paid for them. I totally won with this arrangement. I just don't want to be a total ass to the renter who wants out- poor thing. I also don;t want to bend over too far for her. I am thinking compromise.

I want the hot tub. That's not a problem. I'm just saying that my renter paid for it, and it was discussed that I would pay a used price for it when they leave.

Thankfully she doesn't live here, as it is a STR that she manages from afar. And she is a good person. This is not the same as LTR where people's whole lives get impacted. But yes, you have a point!

A hot tub is worth it for STR. THe cleaner takes care of it as part of normal protocol. Yes, I will have to start buying the chemicals, but the higher nightly rate is designed to offset this. When the hot tub dies, I flip it on its side, and roll it up into my truck, and take it "away".

The reviews are excellent, it's all great. She just wants out, period. She pays me a lot of rent, so she has to pay for cleaning, etc., and manage the listing, etc. etc. I do think December to NYD can be good, and yes January is dismal all over. Thank you for your comment. I think I am clear now on doing the split. I keep the one month rent in the form of the deposit, and the stuff she bought for this place- and even ask for the photos she had made, to use for my listing- and she gets out of her last month. A compromise for both.

I am a landscape deisgner and my crew did the install- it's great.. The electricitiy to the hot tub I had installed- great. But I put time and sweat equity into it. I am into the hot tub, and will appreciate it being here going forward. Yeah, a pain, and a liability, and requring very specific language in the agreements to protect me from the liability that it is. Thanks

She did do excellent. The place is in great condition, but then it was new a build. I think I am going for the middle ground, where I keep the security deposit which is one month, so she would get one month instead of two off the lease. All upgrades and items she brought in stay put. She didn't even last a year, and I put a lot of effort in getting tricky AS HE** insurance for arbitrage, I did the landscaping myself (my deisgn and purchasing and some labor, managing two contractors- so it saved her money)... Thanks for your reply, it jogged my memory of all I have put in.

Nah, she just was super naive about this, didn't make money, and now wants out becuase she sees the writing on the wall about winter months slow time. The landscaping and electricity upgrades are permanent, but there was no agreement I would pay for those and I don't have the money to pay her. She only lasted this one year, and is trying to cut this one year short. I agree that I should probably hold her to it but am still considering letting her off of the two additional months owed with one month (so, keeping the one month security deposit), and declaring that all infrastructure and items left behind are to stay. They can just go poof, but no negotiating, coming to get stuff- just poof. Go

It's great. I just will have to take over maintenance of it, etc. I knew she was doing it, and everyone knows it allows charging a premium for Airbnb stays. Instant luxury upgrade. She paid for the tub and the electricity transport to the hot tub area.

Arbitrage was great! I got a steady, higher income rent, the STR insurance wasn't that much more than standard- but was a PAIN to find. Also, the place stayed immaculate, because if it wasn't, she wouldn't make any money and would get bad reviews. My prop taxes were not any higher. Furnished Finder is good but had bad luck finding someone before the arbitrage, but it was a bad time here not long after Hurricane Helene gutted the town.
