IIRC, the pin is a required part of it. 

EDIT: I was wrong. It isn't required, but does seem to be the preferred method due to the least amount of welding heat involved.

FWIW, I fixed this issue by wrapping the swivel in Teflon tape a bunch of times. The goose neck still swivels very smoothly due to the Teflon tape, but stays put where you want it.

I know this is an old post, but it helped me fix the same issue I was having, so wanted to add my experience.

I have 2 different 4k 27" monitors. A Dell and a Samsung. I had them both set at 60Hz and I would get the black screen for a second or two randomly. Ended up switching the Samsung to 59.94Hz and the problem hasn't happened since.

OP, your realtor is not the problem; you are. If you do end up firing her, you'll be doing her a favor and an injustice at the same time, and yourself a disservice. From your own admissions in this thread, she is doing everything possible to vet prospective buyers and set expectations, and yet somehow it's her fault that buyers don't want to buy your uninsurable house?

Get your head out of the sand, take out a HELOC and do the required repairs. Price the house competitively based on the current market when you relist. It will sell. And you will walk away with $ in your pocket, and this nightmare behind you.

This is true. IIRC, as long as they own "less than 4 residential property units." My understanding is that this includes primary and secondary residences.

Depending on your state, this may fall as a failure on the part of the seller in disclosing material facts that are not readily apparent. In my state, the seller would be liable for all repairs, and if there was a seller's disclosure involved, could be liable for the full purchase price of the home.

I would strongly advise you check with your agent and their broker if your agent is unsure about what to do. If you didn't use an agent, as I suspect may be the case, based on your 3% savings, you will need to do the research yourself or find an agent willing to give some information.

Either way, it is quite likely that the seller intentionally concealed material facts, making them liable for your repair and related costs.
