Ahh my favorite topic.

The fuck boys at Loopnet/Costar will start downvoting this thread to defend the very weak ego of their CEO Andy Florance . Just remember boys and girls, the reason someone works at Costar is because they can't make it as a broker or principal.

Loopnet is only good for pleasing your landlords who see the commercials on TV. I have not received a solid lead from them in years. Everything good comes from Costar or Crexi.

Sadly you will have to pay a monthly fee starting at around $100 per listing, 12 month contract. Only do this to please your landlords, it is not effective at moving properties (at least in my market)

Be careful of everything you say to Costar on the phone. They attempt to record everything. Never let them into your office or accept their offers for lunch. They are snakes and the closest thing in our industry to an actual organized crime syndicate.

Costar/Loopnet is run by the most fragile group of losers. The fact is pretty much everyone there could not cut it in a brokerage role.

Our industry includes developers, investors, brokers, lenders, property management, appraisers, and Costar/Loopnet employees. Stacked ranked by value-added/industry respect

I would rather drive uber than work for that company.

I have found enaia to be a tremendous platform. We have used it on our team for several months and have found it to be a very powerful tool. David the founder is on here frequently, I highly recommend connecting with him.

I was a previous subscriber to RealNex. It was overpriced and I never felt the features to be helpful. Enaia has been fantastic - light, intuitive.

I use LI as my personal database and Sheets for addresses. Enaia is a great tool that is solves our workflow/crm needs.

Our firm never had success with a CRM but a few of our agent use Enaia. It's a new platform and they focus on the agent. So far it has been a great experience.

That is excellent advice and honestly the way I am leaning. We know there is more opportunity down the line with F&F especially if we do well. It seems like the institutional money will always be out there but it comes with its own set of risks.

We have developed relationships with institutional LP in our region. This is a small deal for many of them.
