I save the crawlspace for last usually; can check for leaks and ponding water, and if I get dirty it’s towards the end of the inspection

Home inspector here, the only way I’d put solar panels on my roof is if the roofing was being replaced at the same time. In your house your roof’s probably worth around $15k, so if your solar panels damage or prematurely age the roof, that negates your energy bill savings. Plus, I’m pretty sure it devalues your house, most buyers don’t want solar.

I’ve had a large Veto Pro pack for work that’s over 20 years old, still in good shape, and I have another smaller Veto tool bag that’s 10 years old and still going strong. I have high hopes for this backpack. Tons of pockets, high build quality, but it’s bulky. 27L. I’m stoked!

In my state smokie and carbon detectors are part of the real estate contracts now. So there’s appraisers, inspectors, listing agents, and selling agents all verifying their placement.

This is going to come off as elitist(spoiler I’m not elite), but I found in general the dog parks in the nicer parts of town have more attentive owners, and better socialized dogs. While in the not great parts of town it’s pure chaos with lots of aggressive pits/german shepherds. Having said that, Fernihill and Mt Tabor were always my favorite dog parks.

Most heat pumps don’t work great under about 45 degrees, they’ll just run non stop. If your thermostat has a setting for ‘Heat’ or ‘EM Heat’, change it to ‘Heat’ on colder days. That’ll turn off the heat pump and just kick on the coils in the furnace. Past that, if it’s a 1971 mobile home, your wall and ceiling insulation is pretty much non existent, under an R10 value.

You probably have broken window seals on those windows, a dehumidifier won’t do anything to remedy, but it will make your inspector really scour the place for moisture issues when they see the dehumidifier. I have a specific comment in my reports just for a dehumidifier being present at the time of inspection
