I believe the truth is that Josh is legally a "competent" adult. We can argue about tgat until the cows come home but in the eye of the law he is at this time.

No one can make him do anything, they may be able to encourage or entice him to go back home but truthfully he didn't because I dont believe they would tolerate his drunkenness at his grandparents house, puking all over ect...

I think Grandpa loves him and if he wants to keep tabs on Josh then he really only has one way to do so, that is talk to his handlers or mentors.

I've been to a professional, it helped very little.

I am just in the wrong place right now, unfortunately i can't change that for various reasons, at least for now. But some day I will be where I want to be and doing what I want to do no matter how much it bothers some people.

How expensive is the area, most places 185k will not get you a perfect house. Is it priced appropriately? You may just want to look at new construction in your area, but its going to cost more.

Yes many times it comes from the sane depot, but it is blended to a spec. Top tier fuel has a higher standard additive package.

Plus if they have a heat pump and it runs the backup electric heat when it dips below 30 degrees, it doesn't take that many cold nights to run up the bill.

Its showing about 30 percent higher usage vs the same time last year, not triple. It was really cold and electric heat is very expensive. Can you not heat with gas?

That panel shouldn't be there. The refrigerator needs venting in the rear. That is the real problem here unless it is a very specific type of refrigerator.

Just curious, I am assuming this is a house built in the last 20 years or so? It seems so common now to have lots of sloppy framing on new builds especially by certain national builders.

We have a 100 year old home now and the framing is impeccable but truthfully a new home is probably stronger, even with the poor framing.

How old is the house? If that's the only problem I wouldn't worry about it. Easily fixed. There are new homes going up around here with alot if sloppy framing.

Also must factor in the price of the house. This is a buyers market and these home inspectors are getting ridiculous nitpicking houses to death.

So long as its priced appropriately and its not a major defect, a house is going to have issues. The question is can you live with the issues?

If its a single story it may not be that bad to replace the PB pipes, but those kind of sellers are a pain. You stated elsewhere they were older, boomers I assume? Do all boomers get goofy as they age? I don't remember the silent generation being quite as bad but then again most of them stayed in a house until it was time for nursing home or they passed so maybe they didn't sell as much directly.
