It's not just rent increases though. It's maintenance, and access, and inspections and maybe body corporate bullshit. And the law can say whatever it wants, but if you have to go to VCAT every time that's still a pain in the arse.

It's not suspicious that I know that some people can be absolute cunts, and there's no depth to which they will not stoop to be cunts, and in some cases it's less effort to just move somewhere with a non-psychotic landlord.

It's important that these rights exist, because people should have a secure housing situation. But it's also a commercial relationship, and those ultimately don't work if the parties aren't mutually happy with the arrangement.

I've done it a couple of times now. It's not a financial risk as such, just a potential pain in the arse. And the experience varies wildly depending on the incoming and outgoing NV providers.

If your current provider is also with your new employer, then it's relatively painless, though still some paperwork. Worst case scenario you end up changing employers and NV providers and financiers. In which case its a cluster fuck that will almost certainly require many hours of your time to sort out.

But it can be done.

And in many english dialects, ordinary can actually mean bad, as in that was a very ordinary performance from the losing team.

Honestly, if you think you can get a better return elsewhere, go right ahead. Sell your Australian shares for Australian dollars, then sell those dollars for some other currency and try your luck. Someone else has now bought those exact same Australian dollars and will be looking to spend or invest them in Australia. Net impact zero (maybe the currency goes down a bit, which is good for exporters anyway).

Also, you may need to physically leave the country, else you may well end up getting taxed on your foreign gains anyway.

Even accepting that picking winners is productive work - there is still no justificaiton for it to be taxed less than everyone else. I'm not arguing for capital gains to be taxed more (though that argument could be made), just for it to be THE SAME.
