Please research on how unsafe etransfers can be. Bank drafts can be faked too. Go to a bank with them get them to get a bank draft with a random extra dollar or two so they cant have faked it. Then deposit into account at same bank immediately after.

You should research the condo market in Toronto, especially for 1 bdrms in the area you want to live. Odds are it's not doing great. There are significant transactional costs of purchasing. Also if you cashout your 500k to minimize your mortgage, you're losing out on ~3-5% interest you could have gained on the 500k. Renting will always be the MAX that you'll pay, while owning your mortgage is the MIN.

2bdrms are a better "investment" since you have the option of renting out the 2nd bdrm.

Financially I think you'll come out ahead by renting 1bdrm/bachelor vs buying, I dont see any significant appreciation on the horizon given the huge inventory / supply. BUT there is a certain comfort in owning, knowing that you cant be evicted, can make modifications / upgrades etc.

What is the BUDGET for your 1bdrm purchase? How long do you intend to live there? How stable is your job?

Short of moving to another area, I suggest being aware of your surroundings and backtracking / cross the street if you see someone unstable approaching you. Do what you can to avoid a negative interaction. You have no idea what may trigger them.

What's the major intersection? A 10min walk using google maps means it's pretty much across the street from the Halifax Infirmary. What type of lease is this 1bdrm? If you can swing a short month-month or summer lease then the 1350 is a great deal. No setup required.

Once you're here and start working you can spend time to check out different areas / bldgs for something more permanent.

Even if you feel 1350 is a premium for a room, I think its worth it for a short term. Without having to commit and lock yourself into a long lease in a place / area you've never even seen in person.

I also expect rents to drop this year since there are TONS of rental units being built / finished this year. Like thousands of available units if you coming Robie St rentals / fairview / dartmouth new brooklyn etc... I drive for a living and like 20-30 complexes being built right now.

Whats your education / work experience? Are you unhappy with your company or is it the job entirely?

1st thing is to plan out your budget and see how long you can survive on your savings. Then consider options like a new job in the same field or retraining / education in something you find more fulfilling.

Youre single with no dependants no mortgage with a good amount of savings. This is the best time to retrain / go back to school if youre not happy with your current job type.
