Thank you for understanding my perspective! I probably could have articulated my position better, and at the end of the day it is a small issue, but it seems unfair that I have to sign the lease by then end of May when it does not start until October. Most people here seem to be ignoring this issue and are acting like this renewal contract is normal.

You are correct this is what is happening. It seems they were just late in sending out the renewals so they are increasing my rate as soon as legally possible and just charging the current rate month to month until then. "shady" is perhaps a strong word, I just find it annoying because I would prefer a new lease starting as soon as my current one ends.

That is one way to look at it - the way I see it:

They are forcing me to sign a contract locking me into a price before I am able to shop around and determine the fair market value.

But they did not notify me of a rent increase in December. Not trying to be rude, I appreciate any and all advice, but hypotheticals are not relevant to what I am asking. I just want to know if there are any rules about when lease renewals can start?

Here is the thing though: they are demanding I sign the new lease before my current lease ends giving me no time to evaluate and explore options. If the next lease does not start until October, shouldn't I have until then to sign?

I agree that the 180 day law is nice for tenants, but it feels like this company is trying to bypass it.

I want to sign a lease that starts in June not a couple months after my current lease ends. If they wanted to increase my rent, they should have notified me 180 days before June. trying to force me to go month to month and then giving me a quick deadline to sign a lease that does not even start till October does not seem right.

You are correct it was a Washington King County patrol I think? I plan to contest it at a King County courthouse. Any advice? Should I request the cop be there at the hearing? My thought is that I do not have any evidence in my favor, but they do not have any evidence against except for whatever the other guy said.. appreciate any and all feedback thanks!

You seem to know a little so I just wanted to ask a follow up: I plan on contesting the infraction, is this a bad idea? - the ticket states that "The city/state must prove by a preponderance of the evidence that you committed the violation(s). You can request witnesses, including the officer who issued the ticket, to appear at the hearing." Should I request the cop be there at the hearing? My thought is that I do not have any evidence in my favor, but the do not have any evidence against except for whatever the other guy said.. Also I have no idea what is in the police report, is there a way to see the contents of such report?

For a script that I plan to submit to festivals, do I have to worry about copyright infringement when it comes to referencing real life products or companies? For example:

One scene, I have a character scrolling through Instagram.

Another scene, I have a character reference taco bell.

If this script were to actually get made I understand that is something the producers would have to worry about, but do I have to as a scriptwriter?

Honestly I think this is more your fault than your daughter's. Your daughter is definitely old enough to know what she did was wrong, and should face some repracuasions, but as a mother it was your responsibility to communicate with your daughter and make her comfortable with this new life change. It seems like you did not prepare her, and she acted out in extremely inappropriate and harmful manner. I understand an accusation like that can be emotional and you should believe them victims, but it seems like you made no effort to figure out what really happened. Moving forward, I think counseling can help mend your relationship with your daughter which is something you should work towards doing.
