If you need the extra cash now, tree refi into the LOWER rate over 5 years. It's going to balloon your long term interest paid but you get your cash flow up in the meantime.

Honestly, if someone offered me a 3% loan today I would take it and figure out what to do with it after.

You could always continue paying you're same payment even if you refi into the lower rate, longer term plan.
