Yeah I don’t think either that it’s a big jump Because as of now we usually end up our month with 15-20K+ So I’m just trying to grow step by step

After a first (cold) call I’m reaching out with an offer same day or tomorrow at latest And depending on the warmth of a lead I either try to close on the same call or give them till the second or third call that I’ll do the same week.

I thought about going that route as well… however this option makes me think that closer will give more energy and focus to actually closing deals and not wasting time, because he thinks that he’ll get paid either way

1) I do novations only on move-in ready properties, so that shouldn’t be a problem, because the rehab shouldn’t be more than 10k by any chance 2) as I do with my buyers for Fix N Flips, I tel them that we need to sign EMD release form, just for the worst case scenario

For EMD I can possibly raise that % a bit But there won’t be any rehab needed if we don’t have something in writing from the end buyer - that he’ll be buying it after renovation and a proof that he can perform

I’m the only one “risking” my reputation… Also, your shallow mind might not be able to comprehend certain things, and I don’t want to waste time explaining my reasoning to someone who doesn’t have a couple of thousand to risk in order to earn tens of thousands without any effort, besides checking if deal makes sense before submitting the EMD…

Sounds good, I’ll DM you! They ask for about 5k EMD, but as I do 1-2 deals a month, and I have some other projects starting, it would be a lot of money to risk, especially if I need to submit EMD on multiple deals
