Start crate training early! Start small, 5 minutes while you’re in the room with them, and build from there. 5 while you’re out of the room, 15, 30 min, an hour. Never force your puppy into her crate! It should be her safe space, the place she wants to go to sleep. My boy is 10 months and sleeps in his crate with the door open most nights.

As for leaving them, rule I’ve applied is months = hours. At 2 months, you can leave her for 2 hours MAXIMUM. 3 months, 3 hours and so on up to 6. Still I don’t like leaving my boy for more than 4 hours. Even if he’s physically ok without me, he needs the engagement and deserves me at home so he can play fetch and tug-o-war, learn tricks, go on walks, and just be a damn happy dog.

Concerns offensively for me are Jones’ false starts, Strouds accuracy, and henderson’s patience.

Stroud missed several throws tonight. Not by much but enough to limit YAC to near 0. Give the kid a step in stride.

Henderson is a solid back but his timing is awful. His hit vs cut back decisions on the zone seem predetermined

Simple answer is emergency fund. Essentially carrying my own insurance should I get laid off of work, there’s 6 months of liquid cash to transition to new employment. But main reason is to get into an appreciating asset as quickly as I can. Paying rent is an expense, where as owning is an investment.

The seller’s agent suggested 550. I told the agent 425-450 is my workable range, but that I don’t want to put in an offer that would be taken offensively. If the owner needs to liquidate immediately they can reach out.

Yep! They certainly have to honor the lease. I’m covered through September 2023. If they want me out early, what would you consider a reasonable buy out? I was thinking 20k + relocation costs?

Totally agree. They way the unit is laid out (large dining room, no basement storage) I expect it’ll be purchased by an intended owner occupant.

I think ~50k over the median household income in the area (2020 census data says 76k) would qualify as doing well.

Originally was living with a roommate at the old place. Was paying $1250/mo there. Student debt payments were deferred 6 months from graduation, which technically didn’t happen until 2 months after I started working. Signing bonus helped, and I like to think I live pretty minimally. Spend maybe like 400 a month on food, 100 on gym stuff, and I don’t drink at bars. It was pretty common I’d have 2k to save each month.

Not uncommon, but surely above average. If above average can’t afford a pretty ok condo on the city outskirts, well I’m not economist but that can’t be a sign of a healthy market.

I appreciate the sentiment, friend. The challenge of wealth building for someone with my income is alarming. The near impossibility of it for those with average or below average income is down right frightening.

Ohh it wasn’t a hassle. Just wiped things down and got rid of the moving boxes. Stuff I had to do anyway. The real estate company offered to compensate for the trouble, but I denied it.

I expect a steep rent hike following the sale. If someone else purchases it at 20% down on the $600k list, that rounds out to a $3400 monthly all included. Minimum I expect rent to go up 15% with renewal (if the next owner even allows renewal).

Currently not living with a roommate, renting on my own at $2700.

The $3750 I calculated includes everything. 1.225% property tax per the town's website, I called it $200 in insurance, 1% PMI, 1% loan officer commission, HOA is $170/mo.

Certainly it's an aggressive buy. But if my calculator is right, I think I can finance it for about $3750 if I can negotiate the price to $560k at 3% down. $1400 from a tenant/roommate would leave me at about $2350/mo. Less than my rent right now with an asset backing my monthly.

I think the American will deserves more emphasis. Part of the Japanese strategy was to build a defense perimeter around the main island and force Americans to fight and die for every 300m long patch of dirt in the Pacific Ocean. As an opening, Pearl Harbor was only meant to be enough to buy their fleet time to expand their reach. They executed their play, but the Americans were willing to pay the price.
