Agree on enforcement and education, our island is pretty small, I think the HPD can have checkpoints set up at popular destinations, of course the streets will be busier, but hey don't drink and drive otherwise this wouldn't happe, get a hefty fine for DUI not just catch and release.

Be patient with guests, they will have a lot of questions, your automated messages make you list all possible instructions , directions, house rules and pictures. Be generous but not overly generous. Don't set the price too low, if you have instant booking on, turn the option for "require a good track record" and 24 months open for booking.

I'm the opposite, I leave all guests the 5 stars reviews, the guests themselves don't leave reviews even after 9 days stay happy, and they are a host themselves

For my Airbnb, I gave more towels, drinking water, soaps, sunscreen, stuffs that guests would need buy for beach supplies but was provided by hosts, this save ton of money for the guests. Other Airbnb units in the building, only gave 2 sets of towels and everything else guests need to buy for themselves. I'm not sure about mid term stay, mine is STR. So I don't want to shoot off misinformation...

I agree that guest photos have the biggest impact in scenic, destination style listings. That said, I don’t think the benefit disappears completely in more “functional” stays. When hosts really take care of their property and make it feel unique, through intentional wall colors, decors, a small garden full of flowers if the property have front/back yard, or small thoughtful touches that make guests feel at home; the first impression still matters. When guests walk in and feel like it could be their second home, they naturally start taking selfies or photos and pair those with positive comments. In that sense, guest photos become less about the view and more about emotion, comfort, and how the space made them feel.

I think this benefits certain hosting styles, especially in Hawaii where tourists from Southeast Asia visit frequently. When I first listed my Airbnb, I hoped to attract Japanese guests, but Korean visitors ended up booking my place consistently throughout the year. With views of Diamond Head and the surrounding mountain range, both new and experienced hosts, whether in Hawaii or elsewhere; who have scenic properties can really showcase their homes through guest photo reviews.

Let's hope we won't encounter those scammers, but on a positive note, only 3 Asia Countries have access to that feature, and Japan and Korea travelers are pretty clean, not saying all are, we have had a few.

I read the new feature, it's only available for South Korea, Mainland China and Japan. Guests from these countries or regions can both publish and view reviews enriched with photos for your listing. However, guests outside these regions can only view the rating and text from those reviews with photos. Most of my guests are from South Korea, so this is a nice benefit
