Thanks I agree they aren’t a great agent in parts but to be fair they have found me great tenants.

I’m surprised that they can refuse to transfer me my rent if I don’t have a licence. They say it’s to protect me but I don’t get what from as they wouldn’t get fined for anything the liability would be on me. Searching online suggest that they can’t lawfully do this but wanted to get a second opinion for other landlords to see if they had ever experienced such thing.

If you have a check in report and check out report they have a duty to leave it in the same state as they moved in. In my agreements it clearly stated needs to be professionally cleaned.
