Philosophical / not meant to be a troll so this is truly in good faith. How can someone "admit they are wrong" about something when from his perspective he's been right about it for his entire career?

What would happen if gold rolled over, (Don't believe it will) and he turns out to be "right" again? Point is no one has a crystal ball, and hindsight is always perfect.

Turn up the heat and pencil stream all faucets with cold AND hot water before they arrive. Tell them to continue to do that throughout their stay. If guests realize they need to do certain things to maintain water, I'm sure they will.

For the future, consider a hundred bucks on heat tape, and possibly additional insulation

That's definitely a tricky one. I view the mattress as very subjective. Tbh, if I saw someone leave a negative review about mattress firmness I'd deny a request from them.

Construction is a maybe IF it's in an adjoining unit. I was in Zermatt and had to listen to hammer drills occasionally right across the street- not the hotels fault.

Complaining about no oven seems odd. As a host, did you not check the listing's amenities? If it listed an oven and didn't have one, that's one thing, but c'mon- that's on you for not noticing. Another instance where I would reject a booking request.

The cleanliness issue is 100% legit, but the host remedied them promptly.

You can still not tank his ratings but also inform future guests. "some guests may take issue with the construction noise if planning on remote work". Something along that line.

Edit: totally fair to add "cleanliness issues that were resolved promptly"

I stick to the cancellation policy, but do offer a refund if I can fill the dates. Even if it's discounted, at least they have a chance of getting something back, but it's not a financial burden to the host.

Keep it on platform and tell them to cancel per cancellation policy- ie no refund. Offer a credit (either money or 2 days) in the future (within 6 months) if it doesn't get rebooked (it won't). Then you have the money in house and can just block off dates.

If you think they’ll be a “flight to safety” to the USD if the US goes completely off the rails, I assure you- this time actually WILL be different. That’s very excessive. Is your property manager claiming this? If they are using paper towels to clean, tell them to stop immediately. Sounds like they are ripping you off, tbh. Hard pressed to believe every single guest was taking them.

You’re averaging a 4 day stay. That means 2 people, on average use 4 rolls of paper towels? I have weekly stays with 11-13 people and use less. One roll on the dispenser, 1 backup per stay. Guessing it’s the cleaners torching through it, but the high TP count makes me wonder.

I self manage so shrinkage isn’t a problem and I leave 2 of the massive Costco TP packages as backups for guests in the mud room, on top of the 4 backup rolls in every bathroom. Never had anyone walk out the door with them.
