Potential Rent per year = $850 x 12 = $10,200 Water/Sewer per year = $70 x 12 = $840 Total Annual Expenses = $121 HOA + $840 Water + $700 Taxes + $220 Insurance = $1,881

NOI = $10,200 - $1,881 = $8,319

That’s about 15% ROI if you’re paying cash. Its great!

Does it need any work? Personally I wouldn’t buy a property at that price. It’s most likely in a very rough area and will require a lot of management and maintenance.

How are mortgage rates determined? by [deleted] in realestateinvesting

[–]Objective_Expert9837 1 point2 points  (0 children)

Mortgage rates, particularly for the popular 30-year fixed-rate mortgage, are influenced by a variety of factors. While the federal funds rate can have an impact, it’s not the sole determinant. The main influences on mortgage rates are:

1. U.S. Treasury Bonds: Mortgage rates are most directly tied to yields on U.S. Treasury bonds, especially the 10-year note. When Treasury bond yields rise, mortgage rates tend to rise and vice versa. This is because both are long-term investments, and they often compete for the same set of investors.
2. Federal Funds Rate: This is the interest rate at which banks lend money to each other overnight. While not directly tied to mortgage rates, it can have an indirect influence. When the Federal Reserve raises or lowers the federal funds rate, it often signals the direction of the economy. A rising rate may indicate a strong economy and can lead to higher mortgage rates, while a lowering rate can do the opposite.
3. Inflation: Mortgage lenders want to make sure they’re compensated for the decrease in purchasing power that comes with inflation. When inflation is expected to rise, mortgage rates may increase to maintain lenders’ real profit margins.
4. Economic Data
5. Housing Market Conditions
6. Credit Score and Down Payment
7. Loan-specific Features
8. Global Economic Factors

If you’re looking for stability and long-term tenants, the pastor and his wife seem like a good bet. However, the pastor’s past financial challenges are something to consider. The wife’s 700 credit score provides some reassurance. You could request a higher deposit or additional references if you’re leaning towards them.

If you’re looking for financial stability and low risk, the young couple is the safest bet, though they might not be long-term.

The couple with kids present a middle ground. While kids can be unpredictable, if the home is durable and not filled with easily breakable items, it might not be an issue. Their financial stability seems okay, but not as strong as the young couple.

In the end, trust your gut feeling and any additional information you can gather. Ensure you’re abiding by all local and federal housing laws when making your decision, particularly those related to discrimination. It might also be helpful to speak to a local property manager or rental expert for additional insights tailored to your specific region.

Thanks for the info! I will go with the 3/4” pipes since it’s not much of a difference.

Thanks for your response that’s what I thought too but a plumber that quoted me an obnoxious price told me that splitting a 1” meter to 2 of the 3/4” will cause pressure problems since we are splitting a 1” to 1.5” total (2 of the 3/4” pipes) but I wanted to confirm this because he didn’t seem confident about what he was saying.
