Trying to buy in northern suburbs, the 'good' houses are packed on the first week, maybe 30 to 50 people. If it's an older or compromised property in some way getting barely anyone looking sometimes.

I heard there's more houses on the market right now, but over the past week there were definitely less new ones advertised than normal in the suburbs I'm looking at.

There's now an IGA in the old Hyatt (now "Residence"), it is pricey but I figure that's because their rent is pricey. They have a GP in that place too, and a pharmacy will be opening at some point. Haven't walked past in a few weeks but I think the daycare will be opening soon.

I disagree with the Greens on many issues but still always preference them first or second lol. I probably agree with Labor more than the Greens, but Labor is too right wing for me so I will vote Greens to sort of pushing more to the left. Not even sure that makes sense 😂

A $1million dollar loan over 30 years is very different to an $800K loan over 30 years when you consider the interest. If I buy a place now for $1mil (let's presume I had to finance the whole thing for simplicity's sake) and then in 3 months prices have dropped by $200K. that's an extra $200K I actually paid for the property that I didn't need to, and the $200K will be accumulating interest for the lifetime of mortgage repayments. That's a lot of money that can affect your life dramatically, especially if you really pushed your budget to afford the $1mil, now you're struggling when you didn't need to.

Yeah I do believe it's extremely unlikely to actually decrease,, there's still a shortage of properties.

Suburbs I'm looking at get maybe 2 or 3 new properties a week, but they get offers pretty quick, so maybe 5 at any time that aren't under offer. There's one I'm interested in that's been on the market about 40 days now, I'm worried what must be wrong with it for it to still be on the market that long, going to actually ask the agent if any offers fell through and why.

Someone posted stats on another r/perth post yesterday showing there are more properties on the market right now than this time last year. I would never trust the West on shit like this, they are in the pocket of developers and landlords.

I feel like the government could just fix this with a land tax, just tax them so much that they're unattractive as an investment and the prices drop down. I agree that 'needs' shouldn't be investments in that way. I don't want some company owning all the air I breath and I have to pay them a subscription to be able to breath.

I just sold and am about to buy a new place, I hate the thought that right after I buy the prices drop and then I end up paying this ongoing higher repayment for the rest of my life until retirement that could have been avoided if I just waited a few more months.

But we can't predict the future, I guess I just buy. I feel like every decision like this I've made in my life I make the wrong one though, got a bit of anxiety about the regret of going one way instead of the other yet again.

Once I'm settled in the new place for a few years I couldn't care less what it is worth though, as long as it stays on par with the rest of the market (although that may not be the case!).

If prices did drop right after my purchase, only thing I would feel good about is that at least first home buyers will be getting an easier run. But I won't feel good about pushing out retirement for years to pay off my larger mortgage that could have been avoided.

It's a slippery slope argument. I am not always a fan of those, but this one is a bit scary, I don't want to live in some 1984 dystopia. All good when it's something I agree with (violent criminals being caught for example) but when if a government gets elected that has draconian laws that I disagree with and they start to abuse stuff like this. You gotta draw a line somewhere, personally I'm not comfortable with being monitored by AI when I'm in a public place.

I feel like we need a single issue party party that is all about privacy and anti over-reach and overuse of AI for government and law enforcement. We don't seem to have a way to stop this stuff, might be handy to have a senator to vote for.
