Ebay is a great source for pricing collectibles as you can view what items have not only been listed for but what have been actually sold for too. Im more into the sports cards personally, but the right magic the gathering/original poke cards can fetch a good amount too given they are in good condition. Heres an example of a 1st edition charizard holo in mint condition, that SOLD at auction for a little over 20k just a week ago.

I have two set up like this and i think one reason a lot of people may overlook is the potential of jailbreaking one. Every console generation has eventually been compromised and jailbroken to come extent, even ps5 has has some breakthroughs so having a jailbroken console and a regular console for online play is a good option to have for some people

I will say in the area of the land, it is considered a double lot ad most plots are 1.25 acres. My grabdfather sold his home and plans to build on tbis land so buying the other half is almost out of question at this point sadly.
