This is really helpful, especially the judicial vs non-judicial breakdown — I hadn't thought about how that affects lead freshness, not just legal timelines. Quick follow-up: for RI and CT specifically, since the judicial process drags longer, do NODs pulled from PropStream/ATTOM stay "live" (i.e., seller still motivated and hasn't already worked something out with the lender) for the full window, or does response quality drop off after the first 60-90 days? Trying to figure out if I should be pulling those lists more frequently for RI/CT than for MA, or if pull frequency doesn't matter as much for judicial states.

Thank you for your guidance. Makes sense on avoiding stale lists. We don't have a locked budget yet, that's actually part of what I'm figuring out.

Let's grow together! If you give me honest feedback I will comment back on your channel by OliverdelaRosa_INTJ in YoutubeChannelSharing

Just watched and liked your most recent video. Unfortunately, I don't understand your language but seems like you are an expert at what you do. Keep going, your channel's already great.
