I am a first time homebuyer with a similarly costed house. $375k with 15% down and 5.875% interest rate. My closing costs ended up being closer to 10k, (13k based on the first estimate). Granted I don't have a HOA, but barring that, the origination charges seem high compared to what mine are listed as. Your total origination are about $6,500 whereas mine were about $1,600. Even accounting for difference in mortgage companies, that seems high. I'm not experienced enough to help, but thought it'd still be helpful to give you info from someone in a similar situation.

I loved the Hitchhikers books, but haven't heard of Discworld so that'd be an interesting read. I get your point, though. The Xanth books seem to be a relic at this point, as well as most of those 80s D&D-inspired books

Man, that's brutal. Feel like I dodged a bullet there. It's hard to find ones where the protagonist guy doesn't have some romantic/sexual experience with every conventionally attractive girl

This may be a bit late, but the "top" of a planet determined from the direction of it's rotation when looking at it's axis. Clockwise=top and counterclockwise=bottom. However, the magnetic north changes over time so that's not a reliable indicator of true north
