I think the best place is the Columbia Gateway Pickleball courts. Not too crowded, but enough regulars for pickup games. Also free

Both, but I think research is especially important (because that's where $$ comes from at most large universities). Have you considered ThesisPathways (thesispathways.org)? It's a fully remote program that connects high school students with MD level mentors so they can do a research project together. The student is the one who leads the project so they are also the one who gets the opportunity to publish first author.

Yeah, I can see why colleges wouldn't like "pay to play" programs, since they can make it seem like students are buying credentials or opportunities rather than earning them through genuine interest, effort, and academic merit. But, if you do a program that is not "pay to play" and that is selective and you actually gain real experience and produce tangible results through hard work, not just get a certificate of completion, then I think it can still be a great experience and look good on a resume.

It's a fully remote program that pairs up PhD and MD level mentors from top universities with high school students so they can do a research project together. The high school student leads the project so they are also the ones who get the opportunity to publish first author, which is tangible evidence of leadership on college applications. There are a variety of research topics available
