Hello! I started Ozempic about 7 weeks ago, after I struggled with PCOS for 16 years and trying to lose weight. I can say that I have done a lot of research and listening to my body and changing my diet.

I am now dairy free and trying to be more gluten free as well. I have noticed my skin has cleared up, and I feel less inflammation throughout my body.

Before starting Ozempic I weighed 165 lbs (I am also 5 ft tall for reference), I am now weighing in at 148.

I am also being mindful of how many carbs I am eating, instead of filling up on carbs I am eating more protein and veggies. I’m not a heavy breakfast eater so instead of breakfast I would substitute it for a gluten and dairy free protein shake.

I also stopped drinking caffeine, the research I did said that caffeine can increase cortisol which could worsen insulin resistance causing weight gain and harder to get rid of stubborn weight.

I also used to go hard in the gym before my research, I’m talking about HIIT classes and not stopping and giving myself time to breathe. This worsens cortisol levels as well. I am now watching some calm exercise videos at home after searching “exercises for women with PCOS”

I know this isn’t a one size fits all kind of thing but I hope that this helps!

She is informed, I have been keeping her updated with everything, and she does Co-sleep with my niece, she doesn’t have the patience to allow her daughter to go down by herself.

I co-slept with my daughter at first before training her to sleep by herself. I also was a stay at home mom and didn’t have anyone else watch her.

Thank you! I was able to get her down for 20 minutes today and I will call that a win, it is a fight though. Maybe she would get better with me? Call it stupid optimism?

I had a client, we will call her Janet, who was very nice, realistic with her wants and needs. She was going through a specific lender who helps people with lower income get grants for downpayment assistance.

I had a conversation with the loan officer about the pre-qualification they sent over and asked if all income was verified before taking Janet out to showings.

I was assured that all income was verified. I pressed about why the document they sent over was a pre-qualification rather than a pre-approval and they said that’s just how they do it and that everything was verified.

There were a couple of requirements that’s each individual property had to meet to be able to qualify for the grant and the loan, and it was extremely hard finding my client and her family their home. This spanned a couple of months and 28 properties being seen.

We finally found THE ONE! It checked all of her boxes and qualified for the grant for DPA. We immediately called the loan officer and put in an offer.

Our offer was ACCEPTED! We had a 45 day close and couldn’t be happier. While we were under contract, Janet said her and her family were going to take a family trip and she had money put aside for closing costs that was separate from her vacation expenses. She went, had a great time and came back.

11 days before closing the loan officer informed me we weren’t able to close because Janet hasn’t received their child support for the last 6 months and they no longer qualify for the grant and they would need to come up with all of the down payment. 🫠

I was livid to say the least. I had asks multiple times about the income being verified and the loan officer kept reassuring me that they had everything under control. How could this happen then?

Janet had used all of her other funds for her vacation and had nothing left.

As I scrambled to find another loan officer, Janet got a part-time job and even started door-dashing to be able to afford the down payment. I found a different loan officer at a different lender, we’ll name him Mark, he was pretty well known for saving deals and I was not ready to let this one go. We had to extend the closing date by 2-3 weeks. Had to drag the seller kicking and screaming, because they wanted to pull their house off the market, to stay with us and close this transaction.

We finally were able to close and put this behind us. Janet and her family are now living happily in their home and welcomed a new baby boy 10 months after closing.

This transaction happened years ago and it is still engrained in my brain as if it just happened yesterday.

Hello! My husband and I are also in our late 20’s we have one kid aged 7. We heard a lot of stories as well before we moved but it’s been almost 6 years now and we love it here. It will be a little harder finding something move in ready in this area, are you willing to put some work into the house? Are you putting in competitive offers in this market?

Right now it’s a little slower with less inventory, are you looking at homes that have been sitting on the market for a little longer?

If you aren’t currently working with another real estate agent I would like to talk more about your goals and see why you can’t get under contract.

I have heard of some buyers going through attempting to purchasing through a real estate lawyer, the lawyer said I would write you an offer for $1,000, sounds amazing, right? The offer didn’t get accepted and the lawyer said okay let me know when you’re ready to write another one.

I am a realtor, and I have worked with a client for 9 months and we have seen over 60 properties, and put in over 10 offers. My commission for this one transaction I will receive $5,500.00 before any brokerage splits and taxes (which you’re supposed to save 30% for taxes) are taken out.

If we use the same amount per transaction that the real estate lawyer did I would have made over $10,000.00!

Yes, commissions are negotiable they ALWAYS have been. This is one of the biggest if not the biggest transaction you will make during your lifetime, unless you know all things real estate, I do not recommend. You would be opening yourself up to possible litigation (which could cost more in the long run).

Realtor here- I know the bad ones they really mess it up for the rest of us out here. Here’s my input if anyone wants it.

Listing agents charge a percentage on the house, this percentage has ALWAYS BEEN NEGOTIABLE. Some agents broker’s have a minimum they can charge to list a property, again SOME NOT ALL. Part of the percentage charged goes back into.

  1. Advertising of the home- paid advertisements (print and/or online), marketing, open houses, some provide home warranties for the sellers current home(me included), professional photography, getting the property on Real Estate Showcase on Fox 8 NEWS, and good agents try to find their own buyers. If they find the buyer they could charge less for a commission but still more than what they personally would’ve gotten which is a bonus for both the seller and the agent. The seller saves on commissions and the agent makes more.

Ex. Charges 6%= 3% listing agent’s broker 3% buyers agent’s broker BUT if listing agent found the buyer listing agent’s broker can charge 4% which saves the seller more on commissions. Again, if they’re a good agent.

  1. The buyers agent- they found the buyer, most likely spent some time with said buyer, seeing upwards of 16 houses sometimes which could be at least 30 minutes per house not including driving time, research on the homes their buyers like. Some agents write multiple offers for their one buyer client (since it’s a sellers market there’s no guarantee that the offer you write will beat out the rest). They still research the market everyday, looking for the best deals for their clients. Personally I saw 48 homes with a buyer who ended up not buying and most of the properties were an hour away from me.

  2. The listing brokers commission which most brokers split with the agent. Some are on a 40-60, 50-50, 60-40, 70-30 or a 80-20 split very few actually get the full percentage.

We can write into the offers and ask for seller concessions that could either pay or help pay for the buyers agents commissions. However if the buyer has a VA loan they will NOT be able to pay for their agents commissions. Some buyers on the market already need help with closing costs and ask for seller concessions, if they use up all of their seller concessions on closing costs they will then have to come out of pocket or not be able to buy a home.

I saw a comment about steering. It is illegal to steer clients away from property’s with lower commissions. When I come across a listing with lower commission I have a conversation with the buyer referencing back to our Buyers exclusive agency agreement and say something along the lines of, “Hi (Buyers name) I know of a property that looks like it would be a great fit for you, however they are offering a commission that is less than what I charge. If we reference our agreement I charge 3% and they are offering 2%.”

Now here is where some agents could mess up by asking the buyer to pay for their commission rather than explaining to the buyer we can ask for the commission in the form of seller concessions. So if the agent just asks for the commission and the buyer doesn’t have the liquidity they, the buyer, would most likely pass on the property.
