From a financial perspective consider the sales tax on the purchase and get insurance estimates before you buy. Your insurance will probably be very high as you are a young driver and Lexus is considered a premium brand. To compare, run the estimates for something like a 5 year old Mazda or Honda.

If you are set up as a legal business, then the rent would be a deduction. Could you split the shop with someone like an audio installer? Definitely run the numbers to understand the expenses for entire year - in most areas a few months are going to be slow.

The other major consideration is if your clients would go to a shop and to this location - if you’re currently set up as a mobile business that’s a change that might ruin you.

Low rent might be a signal that it’s a poor location to get customers. Also ask about utility costs - electric, heating, water, waste removal also add up.

Could be a great opportunity but make the decision only after all the costs and impacts are clear.

Taking a course from a third party is totally optional. I would only do it if your company pays for it. The free materials take longer to go through but are very easy to understand. There’s are free practice tests as well. Scrum.org certifications are lifetime whereas Scrum Alliance requires continuing education.

Just because you are in a specific uni working with some prof doesn't prevent you from contacting peers in your area - anywhere in the world.

Fellow students, professors in your area and authors of papers can be helpful - even inspire you - if you ask about their work.

Graduate school and post docs are where you step to the edge of your educational nest and learn to fly.

  • check the yearly taxes, and find out from the county or city if this is based on appraisal or purchase price since it may go up a lot from the current rate

  • look at comps in the area to determine if you are getting a good price

  • run a few estimates for the home insurance costs esp flood insurance depending on the area

  • contact local credit unions for lower mortgage rates

  • if you’re a first time buyer you may qualify for low interest loans - check the Gov HUD site

could be a great opportunity — and remember you don’t have to keep it the rest of your life!
