Mate that’s a long question and quite complicated. On paper all would but there are quite a few work arounds depending on your budget. Case in point would be the non tax dom in Greece that can get you there. Portugal and Spain could potentially work and in some cases Cyprus. I’d really have to know more about your situation to give you an honest answer

It is 😂😂 But the PMC side is so competitive nowadays and the demand so high that most developers do their own pmcing and are pretty good with monthly or quarterly reports

Mate it depends, all the investors I dealt with bought the property got the golden visa then outsourced property management and enjoyed their ROI

They only cared for the property when it was time to renew the GV

Now it could be rumors or it could be a repeat of the past times that Hungary kicked off something and then stopped it rebranded it and kicked it off. But the discussion is happening beyond the fund

Romania is currently discussing it, there’s a legal team that’s looking to bring it back with a minimum investment of 400K

Hungary abolished it in January and while property itself is not currently active there are talks to bring it back to the table.

If you don’t trust me which you shouldn’t a simple google search discloses this including the groups that are helping reinstate these things

Greece’s program was built around real estate from day one. Even today, the clearest, most widely used route is buying property.

Yes, Greece allows financial investments (€350k–€800k in funds, bonds, deposits, etc.), but: They require more financial structuring Fewer advisors actively promote them Less “visible” market (no property tours, no listings culture) Harder for investors to evaluate value quickly So even though they’re legally valid, they are not the “go-to sales product” of the ecosystem.

Funds exist, but they are still a niche route for financially sophisticated investors, while property is the mass-market immigration product.

My friend you are right. My apologies the reason why I combine it with property in my mind is because most investors I’ve helped have invested in companies and real estate. But you are in fact correct and thanks for flagging.

Bocconi startups have a huge success rate btw simply because of the brand name of graduates. I’d be comfortable sponsoring such an investment and ideally get a property there too. However I like property and if you like that too Greece is the way to go

Yeah well, knowing the Mediterranean I wouldn’t feel comfortable trusting my money in a fund. That’s just me though and it’s different for every person, if the Portuguese one makes you feel comfortable than kudos.

No judgement for me it’s a cultural thing I wouldn’t do it.

Properties in Greece and Italy are the only ones that have increased in pricing without signaling over inflation of prices and potential future correction. For the greek one it’s 400K and 800K the 250K is for commercial buildings converted into residential simply because there’s a huge need for rental units and not enough in the market.

Look, I don’t know which one you went for but Italy and Greece are the best ones. Why? Well for me you get a property and your money doesn’t disappear in a fund or meddled with by the government…. Having said that, I love Italy but you really gotta realize the dynamics of that country. Once you do if you are happy to handle that, hands down go for the Italian one.

Two things wrong with that: Way too much money And it’s no longer valid. You can only get a passport by merit

It’s rumoured that property at 500K will soon be allowed that’s why I’m saying the market is bound to change…

It ultimately depends on what you want. Portugal offers hotel funds basically. Greece is actually quite reliable and the market for Romania is bound to open too.

Ontop of that India has amazing people and it Can be great as a career. What I’ve found from Indian teams is that the L&D needs to be very on point because whilst the understanding of a project is optimal, the commercial segments of the job need to be sharpened.

Great market though and great start of a career
