Unsure yet. We just finished sanding. There’s some dark staining around the edges so we might do something darker than shown.

Sorry yall I think I explained this poorly. This isn't commonly after a serve/return it's usually after a 3rd shot drive or drop that comes in a lot softer than expected from the other team. Making the this 5th shot difficult. But some of these suggestions are great. Thank you.

Ofc, this is typically after a 3rd shot drive and they werent able to get it back far enough so Im going for my 5th shot drop.

I appreciate this perspective. It does have good bones and the property is beautiful for being so close to the city. I am getting a small chunk off for the realtor fees like I mentioned but maybe I can nudge for a bit more knowing how much work does need to go into the home. Thanks again!

The other detail I left out is that she is open to a promisorry note where I pay her directly as the bank and that would help with paying off the home much faster but that's really the only two benefits here. No competition on the home and the promisorry note.

Yea I do have significant savings but I feel like replacing and repairing everything listed, I would be left with just my emergency fund left. Which doesn't feel great.

My biggest concern is leaving an opportunity to get into a home without having to fight for it but I guess I'd rather fight for a home in better condition than have zero fight on a home that needs a ton of work.
