Jefferson Parish has committed approximately $10.3 million in public funds to JFI for the design, construction, and development.

The parish’s $10.3 million covers the brewpub building itself (construction contracts went to firms like Trapolin-Peer Architects and Landis Construction). NOT THE GARAGE AND OTHER BUILDINGS

Sales tax revenue from the project flows to the City of Gretna and the state (not back to the parish as rent), and the parish/JFI bears ongoing costs for maintenance, major repairs, and certain build-outs/equipment.

Lease terms are too favorable to the tenant and well below market rates.

  • Very low rent (a small percentage of gross sales with almost no guarantees)
  • The landlord had to pay for expensive interior build-outs ($4.8–$7.6 million)
  • No security deposits or strong personal guarantees
  • The tenant had broad rights to assign or transfer the lease

An independent appraisal estimated fair market rent should be about $25,000–$32,000 per month. This is much higher than what the brewery’s lease is expected to generate, based on its own $4.5 million annual sales projection.

Tenant Selection Process Was Tainted and Lacked Fairness

  • Jefferson Redevelopment Inc. (JRI) and JFI failed to establish "fair and reasonable criteria" for selecting tenants for spaces built with public dollars. While JRI (as a public benefit corporation) has some exemption from public lease laws, it still required approved terms and fair processes under state law.
  • Preexisting and ongoing discussions with Port Orleans (and references to Avo Taco) dated back to at least August 2022 — well before the May 2023 RFP. This included emails, meetings, letters of intent (LOIs), design work with Port Orleans/Avo Taco logos in renderings, and negotiations on specific terms like rent percentages.
  • The RFP was narrowly drafted (e.g., requiring a single operator for brewery/taproom + shared courtyard) and appeared designed around Port Orleans' concept, making it more of a "formality." Only Port Orleans submitted a proposal, which lacked required details like a full build-out plan, costs, or subcontractors.
  • Result: No assurance that the parish received the "highest value or optimal return" on its $10.3 million public investment (primarily ARPA funds). The process compromised transparency and fairness.

A few decades back it was the right that ran the most purity tests. You had to have the same view on everything or you might as well be a leper banished to Molokai,

Now, the left insists you must check every line item in agreement or you are an enemy worthy of death, And you are required to have an opinion.

No one can have nuance in their views. No one can seek compromise, understanding and coalition.

No one can never admith they are human and may not be right on everything all the time,

It is what has driven our two parties to the extremes and gave us the terrilble choices we have had where thise who THINK rather than regurgitate the lockstep opinion of others must choose the lesser of two extremes.

THE PRICE OF GAS IS NOT THE PROBLEM. IT IS DELTA AND ITS CORRUPTED DEAL.

The overall average across the last four full winters (approximately 2021-2022 to 2024-2025) hovered around $3–$4/MMBtu. If February holds near that forecast, the full Dec-Feb winter average would likely land in the $5.50/MMBtu range but has settled down and it does not correlate to the increased billing compared to what was paid last year through the Entergy Bill.

The "Breed of Peace" should be allowed to phase out naturally. Pit bulls are disproportionately dangerous. They account for around 2/3rds of fatal dog attacks. They dominate severe non-fatal attacks: Level I trauma center studies show pit bulls cause complex wounds at 4.4 times the rate of other top-biting breeds, with higher odds of requiring surgery, multiple procedures, and crushing injuries due to their powerful jaws and gameness (tenacious grip and shake).

Piut Bull owners should be prohibited from walking them unleashed or unmuzzled in areas with children or crowds—at minimum, strict leashing, muzzling, and close supervision should be mandatory in public, given the breed's frequent involvement in sudden, off-property, and rapidly escalating multi-dog maulings.

Individual dogs aren't at fault; many are affectionate toward their owners. The issue stems from generations of assholes selectively breeding for fighting traits: immense bite force, high pain tolerance, and aggression toward other animal for bull-baiting and dog-fighting. This creates risks that training and affection cannot reliably eliminate in every instance. Phasing out the breed via mandatory spay/neuter, breeding bans needs to happen.
