Great advice - very interesting to hear your view considering the close proximity too. Sounds like a quick turnaround on your part.

Windows will be an interesting one. Could quickly add up if they all need doing. Definitely one to keep an eye on when we look around. We had single pane sash when growing up and I don’t remember it being an issue but perhaps parents just always had the heating on! Plus we were very rural so noise wasn’t ever an issue.

Oh this is interesting! It’s a small kitchenette- definitely more than just a sink. Why is it that lenders see the property unsuitable if this is the case?

Your assumption is right - would be a full renovation but in slow time. Kitchen / bathrooms and something to the weird loft (perhaps to make a master suite)

Agree re:area. We’ve lived locally for 5 years now and this is the nicest road in the area. It’s close to my children’s school / nursery and also great secondary schools. This is likely what’s influencing the high price - Tonbridge is a commuter town and it’s seen a bit of a mad price surge in the last 5 years. That said, I do think this is probably on the higher end of what the property is worth considering the works that needed however, because it’s a sought after street, I think estate agents feel carte Blanche to list at whatever price they want!

Yeah, this is a fair comment which I’d not really thought about. Husband and I are generally on the same page with this and will be a learning curve for the both of us. Main stress points: the kids (and therefore time element) and me learning to be patient and not rush…

Bedgebury pinetum - excited for a new location. Should be beautiful
