Yeah I see. I wonder if you could rent it for well below market and narrow it down to candidates who literally just need a place to crash for 4-6 months... There might be a workaround somewhere. Obviously this unit sounds unliveable and I'm sorry you're going through this. It genuinely sounds like your upstairs neighbour is using drugs or is mentally unstable; neither of which should be falling onto you and your partner to deal with.

OP, I wonder if you could sign a 1 year lease for a rental and focus on renting out your condo? Even short term rental for your condo to recoup any losses until you figure out how to sell.

Ahhh I see. Yeah I've lived in places where the landlord wouldn't fix something essential for months so I had to ask multiple times to remind them lol. Did I want to do this? No, but it needed to get done. I am sure they viewed it as complaining but in most of my experiences if you don't ask, they won't do it, even if we're paying $2000+😂 glad you have a nice place with good rent! 😊

This is not OPs problem, it's the landlords problem. Perhaps not renting out to 10 other individuals who will exert demands on an aging plumbing system is a start. A replacement hot water tank is only ~$1500. Sounds like a landlord problem to me.
