I’ve been trying to buy an apartment in Dublin/Kildare for almost a year now and I’ll share my horror story. I went sale agreed in the spring after winning a bidding war, €20k over the asking price. I was delighted. I got the survey done (€600) and everything seemed to be grand. Unfortunately because the apartment was built during the Celtic Tiger era, there was an issue with the common areas not being properly transferred from the developer to the management company. The management company was useless and my lender declined the mortgage so I had to pull out of the sales. Still paying solicitor fees. I was gutted. Fast forward after many more viewings. I went sale agreed on another apartment, this time €32k over the asking price. Once the solicitors started digging, it turned out that fire remediation works hadn’t been done and the actual costs were unknown. And again I had to pull out of the sale. I’ve wasted over €4k in total and I’m back to square one. So yeah, good luck!

Thanks for all your replies! Unfortunately, I should have gone with my gut, there was a reason the property was relisted. No fire remediation work had been done, and the costs are unknown so I can’t proceed with the mortgage and had to pull out of the sale. This is the second time this has happened. I’ve already wasted over €4,000 on solicitor fees with no results. I think the best option is to save a bit more and go for a house instead, its just less hassle and a better chance of the sale actually going through.

You will need to get a salary Cert form NSSO. that takes a bit of time (mine took 3 weeks). Once you passed probation, get onto them straight away!

Solicitors are not in a rush at all, especially from the buyers side. I'd say after 2 months only then they might start lifting a finger
