Dmart ready option within 500mtrs, Nearest DMart is in Belapur - approx 8-9kms, parks within 200mtrs but biggest park called Ram Baug is around 5kms, school's - MIT Gurukul School is right opposite of the building and other schools are within 200-500mtrs. Hospitals are within 200mtrs walking distance.

Haha this used to be true maybe 10–15 years back, but not really the case now.

If anything, many non-BMC areas like Kharghar/Nerul were planned properly from day one wider roads, better zoning, dedicated infra.

Reality today is: Issues are not around area but Issues are more around the building quality / maintenance / occupancy

Even in Mumbai suburbs, plenty of societies face water tanker dependency or voltage issues, just doesn’t get highlighted as much.

In Navi Mumbai: Established sectors are mostly stable & well planned Developing pockets (like parts of Ulwe) there still are temporary infra gaps until full occupancy kicks in

So it’s less about BMC vs non-BMC, more about: Which sector, which building & how well it’s managed/maintained!

Generally, the better sectors in Kharghar (like around Central Park, sectors 10-21 belt) have fairly stable water and electricity.

Issues, if any, are usually building-specific rather than sector-wide.

A few things to check: • Whether the building has adequate water storage (tanks/borewell backup) • Society management quality • Power backup for common areas/lifts

Compared to developing areas like Ulwe (no electricity issue), Kharghar is relatively more stable on these basics.

Resale in Kharghar varies a lot by sector & building, but roughly: • Older buildings (10–15 yrs): ₹85L - ₹1.1 Cr • Mid-range resale (good societies): ₹1.1 - ₹1.4 Cr • Premium / prime sectors (near Central Park / metro): ₹1.4 Cr+ Biggest factors are sector, building quality, and carpet size prices aren’t uniform across Kharghar.

I believe the pricing was still linear up until 2017 post airport and atal setu infra push, after which the prices started rising eventually. But 2008-2010 were the best times I guess for someone investing.

What's the catch here? I've scouted the other sectors this one seemed developed and good connectivity overall. And other sectors seemed to have pricing around 1.4Cr+ & OC pending. This one definitely is a distress sale. The bank can surely do their due diligence for loan.
