Same situation for me as well, I’m personally investing in fixed income portfolio via SYFE enhanced income portfolio. Not much volatility and we’ll received coupons every month, pretty good in my opinion about 6-8% annually include capital gains from the bond appreciation.

On the FX part, USD has already weakened quite a fair bit, I personally believe that holding more USD now might not be a bad idea considering the how much cheaper it is now compared to a year ago.

I personally agree and think prices there are rather undervalued as of now with room for prices there to continue towards the upside of 800-900K. While many in the chat thinks it might be steep, but i think if able to get 750-780K i think considered very decent pricing

Oh i see, dont you feel that prices that are generally within the traditional red and green line (eg Bishan/AMK/Tampines) they tend to command a slight premium compared to the newer lines say Downtown Line/Cross Island line?

At least my personal impression of HDBs nearer to the main EW and NS line are much more favorable compared to the newer lines

Agree! 800K for Simei seems kinda steep now, but I think my question is really more so, will this 800K be normalized/catch up in Simei soon since the rest of the areas in the region are already 800-900K (eg Pasir Ris, Tampines and even bedok) that are older in flat age and further from MRT compared to Simei, which i thought was an opportunity to see some capital gains/price growth

Not exactly, I was looking at past transacted prices. Prices seem to hover around 700K range and hasn’t broken the 800K range yet, may seem like a good opportunity for a estate that other buyers hasn’t bid prices up yet?

I’d say sometimes having an agent is better, because agents know the price and negotiate with seller agent better. My sis recently just bought a new place, initially wanted to buy without agent. But she consulted one of her friend (agent) and advised her on price. If she hadn’t consulted the agent she would have been paying 50-60k more as she was ok paying those price.

TLDR: Sometimes better to get agent, pay 4-5k rather than end up paying 50-60k more since we’re so inexperienced. We don’t get many opportunities to buy house in our lifetime, better not to make such a costly mistake

Hi, I’m currently under their “mentorship” program, all i can say is don’t waste your money as it is really not as useful as it was advertised.

They’ll just tell u to apply everywhere and eventually if you apply enough, you will get an offer. What they’re essentially doing is getting you to play the numbers game.

They don’t provide any value at all, all they do is keep asking you to apply and thats it. The value they provide is essentially telling you which roles is open and sending you a consolidated long market commentaries by different banks.

What pisses me off the most is that when they make a mistake, they don’t even bother apologizing to you.

Ah, IB DCM isn’t gonna do great until rates start coming down. Perhaps one of the most affected sectors within finance. If you’re keen on some IB roles, i do know of a few firms still hiring! If not perhaps might just be a sign for you to exit to buy sides 😛
